Earlier this month I posted about our back room that is sinking/on the verge of collapse. And the mold in the crawl space under the house. And a broken floor joist. And the need for new gutters and downspouts. Well it got worse.
The men who came to remove the mold under the house actually had to stop working because they found heating and air conditioning ducts on the ground in the crawlspace because the duct board had crumbled. (I don’t even know if I’m describing this properly.) They called a heating and air conditioning company, and I heard them say this was an emergency situation, as mold was coming up the return vents and getting into the house. The HVAC man came right away and fixed the immediate problem but said we would need to have all of the duct board replaced as soon as possible because it all was moldy and crumbling.
So the mold men went back to work, removing the insulation, treating the mold, treating the underside of the house and putting down a new vapor barrier. They even replaced the broken floor joist and repaired a leaky water pipe! Yay! After new insulation was installed, the heating and air company came back out and replaced all of the duct board with metal.
So all of the work under the house is done (and it didn’t come cheap). And it all was work we had no idea needed to be done. The collapsing room will be raised and shored up next week, and then we can get on with the additional projects: gutters and downspouts, repair of the back deck, and new front steps.
The interesting thing about all of this is that if I had not chosen the company that I ultimately hired to deal with the back room, we never would have known about the other issues. It was all rather serendipitous…
- I got several estimates on the back room, and the representative of the company I hired asked if he could go into the crawl space to see if the entire house was constructed as badly as that one room. LOL He was the one who discovered the mold and called the mold removal company for me.
- The owner of the mold removal company discovered the broken floor joist.
- The mold removal employees found the problem with the heating and air conditioning duct work and called the heating and air company.
- And in the process of getting estimates I became acquainted with a father and son handyman team who can repair the back deck and build new front stairs.
And I’m feeling much better about things now.
